Why not consider a Pay As You Go (PAYG) variation?

Often overlooked by investors, the PAYG system is a great way to increase fortnightly cash flow throughout the year. The PAYG method of tax collection was introduced in July 2000 to replace previous versions of the same system, such as pay as you earn (PAYE). The system gives the option of claiming back tax regularly, rather than in one lump sum at the end of the financial year. A PAYG variation means that the property owner’s employer will reduce the amount of tax withheld to reflect set deductions like depreciation on a rental property. In essence, it is a way of decreasing the amount of tax paid by the investor each pay period.

It is important to note that submitting the PAYG variation does not replace a normal tax return. A tax return still needs to be filled at the end of the year to calculate the actual amount of tax liability. Your PAYG instalments for the year are credited against your assessment.

A Quantity Surveyor can provide all current and future depreciation values for investment properties in a detailed tax depreciation report. Obtaining the report immediately after the purchase of a property will allow the maximum return from a PAYG variation, as the precise figures will make the instalments accurate.

The flexibility provided to the investor through a PAYG variation, combined with depreciation deductions identified by a Quantity Surveyor, can be of great help in managing the fortnightly cash flow of an investment property.

Lets consider a hypothetical situation:

A typical $400,000 investment property would show an average annual loss (or deduction) of $35,000 and an average income of $200,000 for the first 5 years. The deductions include costs such as interest on a $350,000 mortgage, management fees, maintenance and property depreciation. The total loss (income minus expenses) will result in a deduction for the owner of $15,000. In the 37% tax bracket the $15,000 deduction could generate a tax return (or credit) of $5,550. Under a PAYG variation, the investment property owner can adjust their fortnightly pay to anticipate this return, adding $213 to their pay packet each fortnight.

Professionals will continue to build the special relationship we have with the NBCF until a cure can be found for this deadly disease.

The National Breast Cancer Foundation strives to fund the latest research into developing a cure for breast cancer. Professionals and the NBCF have formed a Diamond Partnership, with a financial fundraising commitment being pledged annually. Right across Australia fundraising continues throughout the year with charity events and auctions at both a national and local office level.

Due to our Group’s collective efforts we have now raised in excess of $1,750,000 for the NBCF and thanks to the support from the community this number keeps growing. Buying a pink ribbon isn’t just about raising money though, it’s also about showing your support and helping to raise awareness for the women and men suffering from this terrible disease.

Hopefully we are getting closer to finding the cure to Breast Cancer and when we do it will be because of the support of communities like Mudgee who help organisations like the NBCF do the fantastic work that they do with research and support.

Future Growth

Whilst the current labour force provides access to a wide range of skills and education levels, the future growth expected in the Region and the diversity of the Region will continue to increase the demand for new skills and qualifications. The largest occupational groups in the Region are Labourers, Clerical, Sales and Service Workers, Professionals and Tradespersons. Strong employment growth continues in these areas.

INVEST

Business and investment in the Mudgee Region is driven by four major industry sectors – agriculture, viticulture, tourism and mining.

The expansion plans of existing mines (Ulan, Moolarben and Wilpinjong) effectively double production capacity and job opportunities in the Region. In addition to these existing mines there are another 4 mines proposed within a 65km radius of Mudgee.

FOR NEW INVESTORS

The residential housing market has experienced significant growth in the last 12 to 18 months across all of the major towns. Long term trends suggest capital growth across the Region of 6 percent to 8 percent, which is not only higher than other regional centres but consistent with some metropolitan regions.

The significant growth in the property market is driven largely by the expansion of mining activities in the Region as well as other new developments. The increased number of new residents to town to take up mining positions and increase in short term contractors is placing significant demands on the availability of rental accommodation in the Region.

NEW DEVELOPMENTS

The Mudgee Region continues to grow and prosper due to a number of new developments and investment opportunities.

Ulan Coal Expansion

The Ulan West Underground project combined with the existing Ulan No. 3 project and open cut mine will produce up to 20 million tonnes of coal per annum and employ 931 people.

Mt Penny Coal Mine

Mt Penny Coal has submitted a proposal to establish an open cut mine north west of Bylong in the Mudgee Region.

Wollar Power Station

ERM Power is proposing to construct a gas fired power station at Wollar which will connect to resources at Wellington.

Wind Farms

Two wind farms have been proposed in the Mudgee Region.

The town we know today as Mudgee was first reached by white man in 1821 by William Lawson and first settled in 1822 by George and Henry Cox. Early Australian architectural facades and historic buildings line the wide streets of Mudgee, many dating to the 1850s. Described by the National Trust as ‘one of the finest groups of townscape in a country area’.
